What is our Property Series? 

The Property Series section lists properties or developments we specifically selected to highlights a particular or a few particular features of the properties or developments. These properties or developments are all unique and selective, and they are Lucie Zen Real Estate's exclusive recommendation to our valued clients. That's right, you read/heard correctly - the key word is publicly displaying properties. WHAT? Yes. What most real estate professionals don't even know themselves, or what they don't tell their clients is that these public real estate search engines are NOT PERFECT. Without getting into more details and technicalities of the search engines themselves. What I CAN tell you is that even after searching on these search engines on real estate professionals' websites, always ask for an updated copy of the property with all of the features you wish to have directly from a real estate professional, where they do their searches directly from the Real Estate Board of Greater Vancouver, which gives access to real estate professionals only.

Multi-family residential types of properties contain maximum 5 self sufficient self contained units. They are usually not incorporated as its own business or a strata corporation, however, they have the option to do so. They usually fall under RESIDENTIAL zonings.

Multi-family commercial on the other hand, are what we traditionally called the apartment buildings, that's consist of 5 or more self sufficient self contained units. They are mandated to be incorporated by law. They usually fall under a variety of COMMERCIAL zonings.

PRE-SALE ASSIGNMENT SERIES  (click to view)

You've probably heard of PRE-SALES, so you may be wondering: "what exactly are PRE-SALE ASSIGNMENT properties?" Answers are 2 fold:

1. FOR BUYERS: these pre-sale assignment properties are sort of the "hidden" properties, where a Buyer had already directly signed a contract with a Developer who sold this Buyer a unit or two, or three, or more sometimes. Most times, these original Buyers had also already put down certain percentage % of deposits to the Developer. This means these already sold properties with contracts signed are no longer visible out on the public market to view or select from, because technically they were already sold, even though the development projects themselves have not yet been completed in terms of construction of the building (some may be 20% into the construction phase, some may be 50%, some may be more, but they are usually not yet totally completed in construction). These original Buyers for various reasons (hey, life happens), before the completion of the construction of the building and before the completion of payments by the first original Buyers, need to back out of the contract signed with the Developer, so NOW, they are looking for ANOTHER BUYER (WHICH COULD BE YOU!) to take over the property(ies) AND the original contract(s).
